Equal housing lender. LTV’s can be as high as 96.5% for FHA loans. FHA minimum FICO score required. Fixed rate loans only. W2 transcript option not permitted. Qualifying credit score needed for conventional loans. For USDA loans, 100% financing, no down payment is required. The loan amount may not exceed 100% of the appraised value, plus the guarantee fee may be included. Loan is limited to the appraised value without the pool, if applicable. Veterans Affairs loans require a funding fee, which is based on various loan characteristics. Sales price cannot exceed appraised value. Youngest borrower must be 55 or older (age varies by state). Additional counseling required. Only certain property types: single family, manufactured home, or condos possible. Primary residence. The borrower must maintain the home and continue to pay property taxes, insurance and homeowner’s association dues (if applicable). Just because you apply for a reverse mortgage doesn’t mean you have to go through with it, even if an application was signed.
